Traffic Danger
Knoxville is facing a serious traffic crisis, especially along Northshore Road, now one of Tennessee's deadliest stretches.
Traffic fatalities have spiked nearly 40% in recent years, yet promised road improvements remain elusive. It could take up to a decade to implement these changes, leaving us in a perilous state.
That's why we demand a halt to all rezoning and new development until these critical roadway improvements are completed. Our community's safety depends on it.

Increased Population Density
West Knoxville is grappling with an unprecedented population boom, pushing the limits of its infrastructure beyond capacity.
Each new development adds to the strain on resources in an area ill-equipped to handle the influx of residents.
The result is a community teetering on the brink of overextension, where essential services are stretched thin and basic needs go unmet.
The relentless march of development only serves to exacerbate this crisis, further burdening an already grossly underserved population.
As the population density continues to swell beyond what the area was ever designed to accommodate, the strain on infrastructure and resources becomes increasingly unsustainable.

Lack of Emergency Response Services
What would you do if you called for an ambulance for a loved on in need and one never came?
That is very real scenario residents of Knoxville were faced with this winter as emergency service are already facing extreme strain as a result of overgrowth of our city.
The approval of rezoning, bringing hundreds more residents to Knoxville, worsens an already dire situation for emergency services.
The traffic boom has led to astronomical wait times for fire, police, and ambulance services, endangering lives as responders struggle to navigate congested roads.
Further exacerbating this crisis through rezoning approval poses a terrifying threat to public safety.

Environmental Impact
Rezoning the last remaining vacant agricultural, farm, or forest land in Knoxville to build homes poses significant environmental risks.
These areas provide crucial habitats for wildlife, support biodiversity, and serve as important carbon sinks.
Clearing them for development disrupts ecosystems, increases stormwater runoff, and contributes to habitat loss.
Preserving these green spaces is vital for maintaining ecological health and resilience in our community.

Connor P. Kelly (https://www.cookbroshomes.com/meet-the-team) has applied to rezone a 42.44-acre site at 1630 Harvey Road from Agriculture to Planned Residential at up to 5 dwellings per acre.

On January 11, 2024, Planning Commission recommended approval of the rezoning at up to 3 dwellings per acre (https://knoxplanning.org/cases/1-E-24-RZ).
The Knox County Commission will have a final vote on Monday, February 26, 2023, at 7:00 pm (https://commission.knoxcountytn.gov/). The rezoning must receive County Commission approval to be effective

Homes for the "Harvey/Northshore" development, which has raised serious concerns about overdevelopment in West Knoxville. Please plan to attend this meeting following the onsite protest. This is where the overdevelopment of Knoxville will be discussed and plans for “Advance Knox” will be presented. Neighbors of Knoxville will speak at this meeting and make a formal opposition to the overdevelopment and planned rezoning of Northshore/Harvey. The public is invited to make an ‘on-the-record” statement at this meeting.
